Notice of Development Variance Permit Application DV25-03 for Bay #37, 4430 Highway 16 (Hudson Bay Mobile Home Park)

At its Regular Meeting on July 8, 2025, Regular meeting, beginning at 6:30 pm in the Council Chambers of the Town Hall, Council will consider the Development Variance Permit (DVP) application DV25-03 for Bay #37, 4430 Highway 16 (Hudson Bay Mobile Home Park).

The applicant intends to replace the existing mobile home trailer on Bay #37 of the mobile home park, with a new one, 4.89 m x 23.21 m in dimension. As the new trailer is longer than the existing one, the proposed site plan does not meet the 6.0 m setback requirement between mobile homes, on one side. As such, the Applicant’s request is to vary section 12 (a) of the Town of Smithers Mobile Home Park Bylaw No. 748, by reducing the minimum 6.0 m-setback requirement between mobile homes to 3.27 m, on one side. As part of the proposal, the applicant will be modifying the new mobile home, integrating additional fire protection measures. 

Anyone who believes they will be affected by the proposed variance permit is invited to submit written comments regarding the subject application. All written submissions must be received at the Town Office before 1:00 p.m. on Monday, July 7, 2025. The meeting will be held in the Council Chambers at the Town Hall, 1027 Aldous Street, Smithers, BC, and Facebook livestreamed at: www.facebook.com/TownofSmithers. A Development Variance Permit is an approval from Council to vary the bylaw regulation(s) of zoning, subdivision servicing, or non-conforming development approvals. If a project does not conform to a bylaw regulation, a variance is required. As part of the review process, letters are mailed to owners and tenants within a 60-m radius of the subject property advising of the application and opportunity to provide written comments to Council. If approved by Council, a Development Variance Permit is registered on title.
